LandGate says 819 U.S. data center projects were announced through October 2026, exceeding the 764 announced in all of 2025. Its new quarterly report tracks 6,561 projects, including 3,045 in development and 3,191 operating.

The company identifies power interconnection and local approval as the constraints determining which projects get built. Development pipelines exceed operating bases in five regions: the Southeast, ERCOT, MISO, SPP and PJM.

Hyperscale projects account for 71% of the development pipeline, or 2,154 projects. Those development figures describe projects in the pipeline rather than operating capacity.
