18 homeowners agree to xAI buyouts tied to releasing noise claims

Eighteen homeowners have agreed to sell homes near xAI's Southaven, Mississippi, power plant under a buyout program requiring sellers to release noise-related legal claims, The Next Web reported, citing Guardian reporting. A realtor told a resident that the program targets 418 homes; county records show subsidiary MZX Tech has bought five since 9 October. The plant runs 69 temporary gas turbines supplying data centres in Southaven and nearby Memphis. Residents suing over noise and vibration allege harm to their health and property values. MZX denies the allegations, and its offer also requires sellers to give up future claims related to the plant. The offer letter does not specify purchase prices.
